  We loved most everything about our 2-night stay. The views off of our private and very large deck on the sand were amazing and such a big part of what we loved about staying here. The location is great for relaxation and our junior suite was a great size to spread out and also enjoy the views with one whole wall being glass doors to the outside. The staff were very friendly and accommodating, and the morning continental breakfast was nice. The only complaint is the hefty resort charge which isn’t a flat rate like most other hotels, but instead a percentage of your room rate which varies greatly by room type. They also charge $25+ for nightly overnight self-parking literally outside each guest room, which isn’t listed on their website. In terms of serenity/lack thereof, you’re at the mercy of neighboring guests and their noise volume, as the private decks are only made private by a sail hanging in between, which is great for visual privacy but not a sound barrier by any means. All in all a great stay and we look forward to returning next year.

  When it comes to the Sound View in Greenport, it's all about location, location, location. Make no mistake, the rooms are immaculate and I was most impressed with the water pressure and the hot shower. The towels were so excellent they are worth noting here. Beyond that, the room is well air conditioned, rustic, but adequate. The waterfront porch out back would be 100% better if there were privacy walls between each room. People walked by and if you're on the bed in a bathing suit, or less, you will be seen. Back doors could have used a coat of paint, and the prices of the candy and other snacks in the room were exorbitant, as was the price of a room given its simplicity.
  
  However, it was just 90 miles from my house and a delightful break from the routine existence here in Nassau County. The place is easily located within a five minute drive of all the hubbub in downtown Greenport, and our favorites Claudio's and Crabby Jerry's. So all in all, we had a fine time but, understand it's all about location and not about a Waldorf quality room, even if priced as such.
