The new Lincoln management team and maintenance staff are SOOOO much more responsive, honest and friendly with their tenants than the previous guys who used to run things here at Lakeshore Villas/Preserve.
Unlike the exceedingly apathetic and do-nothing people from Greystar or E&M, Lincoln has brought over a team who are relatively very quick to take care of issues that are brought up to them, complete projects that they announce to us (e.g. cleaning up the pool, creating a new playground for the kids, fixing up the mailroom that used to have jammed-open doors all over the place) and who will usually make sure that each maintenance request is eventually fulfilled (prioritizing the more critical ones of course). In addition, they are also more willing to do things for tenants that they don’t really have to, such as power-washing the exteriors of the buildings and giving people deadline extensions for lease renewals or rent payment.
One personal example of the Lincoln team’s above-and-beyond loyalty to their tenants is when they put my Freshly meals in my apartment’s fridge while I was away for vacation the other week. They definitely didn’t have to do that and could have very easily just ignored my request. But no, they decided to be extra generous and thoughtful for me, and I cannot be thankful enough for that (Freshly meals cost like $60 per week, so just throwing them away would be pretty wasteful).
This isn’t necessarily to say that Lakeshore Villas itself is now a fantastic, four/five-star apartment complex. There are still issues which are frequently brought up in other reviews for this place that haven’t been resolved. For instance, crimes such as defacing property, theft and even violent behavior resulting in police intervention are still far more frequent than they should be here. There are stray cats virtually EVERYWHERE! Plumbing and water problems continue to plague some of the apartments, particularly those that are close to the lake. And the gymnasium that I was promised would soon be ready after I moved in on 05/01/21 is still nowhere close to completion.
However, I honestly believe that many of the issues Inbrought up above aren’t really the management team’s fault. These things have plagued Lakeshore for many years, so they are likely more the fault of Greystar and E&M who anyone will tell you clearly didn’t care. Plus, a lot of them are also caused by some tenants being really irresponsible or just downright awful people (most of the stray cats were supposedly left behind by former tenants after they moved out; like, wtaf guys, you should be in prison for stuff like that).
Hopefully, with enough time and extra resources, the new management can resolve some of the aforementioned problems and make this place a truly worthwhile community to live in.
Would definitely recommend this place to anyone looking for a quiet little community away from the big cities, that resides next to a big lake, and has a responsive tenant-friendly management team… provided that you are ready to put up with a few somewhat less-than-law-abiding citizen neighbors and not everything always working exactly like they should.
